We are positively pet-friendly! We allow a maximum of two pets per home. Please review the fees and restrictions outlined below:

Is Renter’s Insurance Required?
Yes, renter’s insurance is required for all residents of The Dean. While our property insurance covers the building, it does not cover your personal belongings in case of theft, fire, or natural events. Renter’s insurance is a straightforward, affordable way to protect your items from unexpected loss or damage. Before moving into your new home, please secure your own renter’s insurance policy. This coverage is designed to safeguard your possessions, with premiums based on the value of your furniture and other belongings. You can find a policy by speaking with one of our team members or contacting your local insurance agent.
Does The Dean offer flexible leases?
No. At this time, The Dean is only accepting 12-month leases.
Are Utilities Included?
Yes, some utilities are included in the monthly rent. Water and sewer are covered. However, utilities such as electric, trash, phone, and internet (beyond the provided service) are not included. These will be under your name, so please contact the respective service providers to set up activation before your move-in date.

How do I Apply?
Applications are available on our website and can be found on the floor plan detail page that has an available unit for rent. Or you are welcome to visit our office. Any applicant who meets our tenancy screening requirements is eligible for a lease offer; however, by submitting an application, a lease offer is not guaranteed. Lease offers are based on apartment availability and issued on a first-come, first-served basis.

What additional fees can I expect to be charged when signing my lease?
When signing your lease, you will be responsible for the following:
Security Deposit: The security deposit is equal to one month’s rent and is due on or before the date the lease contract is signed. This fee is due upon move-in and is refundable at the end of your lease term, less lawful deduction. Additional deposits may be applicable due to credit screening results.
Holding Fee (non-refundable): – $350 will be due upon application approval and will be refundable with first full months rent.
When is rent due? How do I pay rent?
Rent payments are due on the first of each month and considered late after the fifth. You can pay rent through your resident portal with a debit/credit card or e-check.
Do you offer resident referrals?
Yes, we do! We believe friends make the best neighbors. Our resident referral program is always available. Please reach out to the leasing staff for more details.
