Is Parking Available?
Parking in the complex is available on a first come basis. The only reserved parking areas are the handicapped spaces and are for people who hold a valid Handicapped Permits. Handicapped parking spaces are marked and signs are posted. Any vehicle that is unlawfully parked in a designated area will be towed at the vehicle owners expense.
Detached garages are available for an additional fee. Please contact leasing office for more information.
Is The Hammocks at Orchard Park Pet Friendly?
We are positively pet-friendly!

Is Renter’s Insurance Required?
Yes, renter’s insurance is required for all residents at The Hammocks at Orchard Park. While our property insurance covers the building, it does not cover your personal belongings in case of theft, fire, or natural events. Renter’s insurance is a straightforward, affordable way to protect your items from unexpected loss or damage.
Before moving into your new home, please secure your own renter’s insurance policy. This coverage is designed to safeguard your possessions, with premiums based on the value of your furniture and other belongings. You can find a policy by speaking with one of our team members or contacting your local insurance agent.
Does The Hammocks at Orchard Park offer flexible leases?
No. At this time, The Hammocks at Orchard Park is only accepting 12-month leases.
What additional fees can I expect to be charged when signing my lease?
When signing your lease, you will be responsible for the following:
Security Deposit: The security deposit is equal to one month’s rent and is due on or before the date the lease contract is signed.
Are Utilities Included?
No. Utilities such as Gas, Electric, Water, Phone, and Internet are not included in the rental fees. Since the utilities will be under your name, it is your responsibility to contact the respective service providers and arrange for their activation before your move-in date.

How do I Apply?
Applications are available on our website and can be found at the floor plan detail page that has an available unit for rent. Or you are welcome to visit our office. Any applicant who meets our tenancy screening requirements is eligible for a lease offer; however, by submitting an application, a lease offer is not guaranteed. Lease offers are based on apartment availability and issued on a first-come, first-served basis.

When is rent due? How do I pay rent?
Rent payments are due on the first of each month and considered late after the fifth. You can pay rent through your resident portal with a debit/credit card or e-check.
Do you offer Furnished Apartments?
If you’re in need of short-term accommodations for relocation, a temporary business assignment, or simply visiting the area, The Hammocks at Orchard Park offers convenient, pleasant, and affordable options with flexible lease terms. The Hammocks was the only complex that I looked at – the apartments were spacious, your own private entrance and laundry room were a big plus, the pool and workout room were handy. Now, six years later, the biggest selling point is the PEOPLE! I have met some wonderful individuals and families while living here. The Hammocks is home!
