Is Parking Available?

Parking at our community is offered on a first-come, first-served basis. Reserved parking spaces are limited to those with valid handicapped permits, and these areas are clearly marked with signage. Please note that any vehicle parked unlawfully in a designated space may be towed at the owner’s expense. Thank you for your cooperation in keeping our community accessible for all.

On-site parking garages are available for $65-$75 per month. Please contact the leasing office for more information.

What’s your pet policy? / Is the property pet-friendly?

We are positively pet-friendly!  We allow a maximum of two pets per home.

Is renter’s insurance required?

Yes, renter’s insurance is required for all residents at Town Hall Terrace. While our property insurance covers the building, it does not cover your personal belongings in case of theft, fire, or natural events. Renter’s insurance is a straightforward, affordable way to protect your items from unexpected loss or damage.

Before moving into your new home, please secure your own renter’s insurance policy. This coverage is designed to safeguard your possessions, with premiums based on the value of your furniture and other belongings. You can find a policy by speaking with one of our team members or contacting your local insurance agent.

Does Town Hall Terrace offer flexible leases?

No. At this time, Town Hall Terrace is only accepting 12-month leases.

How do I Apply?

Applications are available on our website and can be found on the floor plan detail page that has an available unit for rent. Or you are welcome to visit our office. Any applicant who meets our tenancy screening requirements is eligible for a lease offer; however, by submitting an application, a lease offer is not guaranteed. Lease offers are based on apartment availability and issued on a first-come, first-served basis.

Are Utilities Included?

Yes, some utilities are included. Utilities included vary by building. In some cases, gas, water, and internet are covered, while electricity may be included if the building is master-metered. Please check with the leasing office for details on what’s included in your specific home.

Where is Town Hall Terrace leasing office located?

The leasing office is located at the community clubhouse when you first pull in located at 2255 Center Terrace, Grand Island, NY 14072 

When is rent due? How do I pay rent?

Rent payments are due on the first of each month and considered late after the fifth. You can pay rent through your resident portal with a debit/credit card or e-check.

What additional fees can I expect to be charged when signing my lease?
When signing your lease, you will be responsible for the following:

Security Deposit: The security deposit is equal to one month’s rent and is due when the lease is signed, prior to move-in. It is refundable at the end of your lease term, less lawful deduction.

Holding Deposit – $350 will be required at the time of application which will be applied to your first month’s rent
