Riedman Development Corporation, its subsidiaries and related entities (“Riedman,” “we,” “our” or “us”) respects your privacy and is committed to protecting your information.  This Privacy Policy (“Policy”) applies to information collected through our website (and the services and functions provided therein) (“Site”) or through any of the various Riedman properties and offices.  By visiting the Site, interacting with us in person, by telephone, texting, e-mail, chatbot, or other means, and/or accessing or using the services and functions of the Site, you agree the information you provide or that is otherwise collected by Riedman, is governed by this Privacy Policy and the applicable Terms of Use.

The term “personal information” as used in this Policy means any information that can reasonably be used to identify an individual or household.  “Personal information” does not include information that does not identify you or your household, including de-identified and aggregated information.

Please note that this Policy does not govern the practices of third parties, such as our partners, third-party service providers, or advertisers except to the extent we provide them with personal information.  Any information you provide directly to a third-party while utilizing their website or service, even if you access their website or service through ours (i.e., via links provided on our Site), will be governed by the third-party’s privacy policy and terms of use, and not this Policy.  Please review such third-party policies and terms of use carefully.

What Personal Information Do We Collect and How Do We Use It?

Riedman collects personal information in several ways.

When You Interact with Us.  We collect personal information directly from you when you interact with us.  When using the Site or interacting with us in person, by telephone, email, texting, chatbot, or other means, you may provide a variety of personal information.  For example, if you contact us through our Site to obtain more information on our properties, we may collect information from you that includes the following types of information: name, email, phone, mailing address, description of the property you are interested in and expected move-in date.  We use all this information to respond to your specific inquiries and to provide you with services you have requested.  Consistent with your preferences, we may provide our communications to you via email, postal mail, online advertising, social media, telephone, text message (including SMS and MMS), push notifications and other means.

Investor Portal:  If you register as an investor, we may collect credentialing information such as your email and password.  We use this information to allow you protected access to the Investor Portal. 

AppFolio Resident Portal:  We use a third-party service, AppFolio, to provide our residents with a portal that allows residents to, for example, pay their rent, submit and monitor maintenance requests and view resident documentation.  Your use of this tool is governed by AppFolio’s Terms of Use – which you must consent to prior to accessing such tool.  AppFolio’s processing of your personal information is governed by the AppFolio Privacy Notice.  We do receive your personal information through the AppFolio platform, and our processing of your information collected through AppFolio is governed by this Privacy Policy. 

Automatically Through Our Site.  Certain personal information is automatically collected when you access the Site, including the type of browser software you use, your IP Address, the operating system you’re running, the resolution of your computer monitor, the website that referred you, and your IP address.  We use this information to improve our website and your customer experience while on our Site.

  • Cookies, Pixel Tags/Web Beacons, and Analytics Information.  We and third parties that provide content, advertising, or other functionality on our Site, may use cookies, pixel tags, local storage, and other technologies (“Technologies”) to automatically collect information through the Site.  Technologies are essentially small data files placed on your computer, tablet, mobile phone, or other devices that allow us and our partners to record certain pieces of information whenever you visit or interact with our Site. These Technologies enable us to personalize many of our services for you, including showing you more relevant content and remembering your preferences between visits.

Cookies. Some information, including but not limited to IP addresses, operating systems, browsers, and browsing patterns, is either tracked or collected using “cookies” (which are small data files that a website places on your hard drive for record-keeping purposes) or “web beacons” (which are transparent pixel images that are used in collecting information about website usage). We use these to ensure our content improves and meets your, and other visitors’, needs. While most of the cookies we use will “disappear” when you finish browsing, we also use persistent cookies. Persistent cookies stay on your device to ensure we recognize your device when you revisit the Site.

Use of information collected by cookies or web beacons allows us to customize your experiences.  Please note that there are options on many web browsers to disable cookies.  You can choose to use such features to disable cookies, but it may impact your use of certain functions.  To learn more about your ability to manage cookies and web beacons,

Analytics. We may use Google Analytics to collect information about your use of our Site.  Google Analytics collects certain information, such as the pages you visit, how long you spend on each page, and other websites you visit. This enables us to evaluate the effectiveness of our services and develop customized customer offerings and communications, enhance our online marketing programs, and to periodically present advertisements to you on the Site and on the websites of others (“remarketing”). By participating in remarketing efforts, Riedman is better positioned to improve integration with other online advertising platforms and the accuracy of the customer data collected.  Although Google Analytics stores a persistent cookie on your machine to identify you as a unique user, the cookie cannot be used by anyone but Google.  Google’s ability to use and share information collected by Google Analytics is governed by the Google Analytics Terms of Use (available here) and the Google Privacy Policy (available here). You can also prevent Google Analytics from recognizing you by disabling cookies on your browser.

When You Visit Our Properties.  We may collect information from security cameras and/or other monitoring devices on our premises.  The information collected through cameras or monitoring devices, for example license plate number, may constitute personal information, depending on the circumstances.  We use this information to help ensure security where we have physical locations.

When Applying for Tenancy.  If you apply as a tenant to lease one of our properties, we may collect information from you that includes, but is not limited to, name, address, telephone number, government issued identification (e.g. driver’s license number), email address and other contact information, date of birth, social security number, co-applicant name, employer, occupation, income, duration of employment, financial information, and emergency contact information; together with any other information we may collect with your consent or as required by applicable law.

When Applying for A Job.  If you apply for a job with us, we may collect information from you that includes, but is not limited to, name; address; telephone number; email address and other contact information; educational or other credentials; employment history and experience; volunteer work; and other information necessary to evaluate a candidate’s suitability for employment such as Social Security number or work authorization; together with any other information we may collect with your consent or as required by applicable law.

From Third PartiesWe may obtain information about you from other sources, including from third-party services and organizations to supplement the information provided by you or collected automatically.  We may collect financial or other background information about you from credit agencies, public databases or other similar third-parties.  This information is collected to help us make decisions about offering credit or other services.

To Whom Do We Disclose Your Personal Information, and Why?

We may disclose your personal information for one or more of the following purposes:

Third-party Service Providers.  We employ various third-party service providers to perform certain services on our behalf, including, without limitation:  information technology (IT) and related service providers; information service providers; payment processors and financial institutions; delivery service providers; customer service providers; third-party marketing, digital advertising providers and vendors that otherwise support the provision of our services.  Consequently, we may share your personal information with these third-party service providers if they need it to perform services on our behalf.  To the extent you interact with any third-party service provider directly (e.g. AppFolio), such entity may use your personal information in accordance with the service provider’s own terms and policies.

Disclosure of Information for Legal and Administrative Reasons.  We may disclose your personal information: (i) when required by law or to comply with a court order, subpoena, search warrant, or other legal process; (ii) to cooperate or undertake an internal or external investigation or audit; (iii) to comply with legal, regulatory or administrative requirements of governmental authorities (including, without limitation, requests from the governmental agency authorities to view your personal information); (iv) to protect and defend the rights, property or safety of us, our subsidiaries and affiliates and any of their officers, directors, employees, attorneys, agents, contractors and partners, and the Site’s users; (v) to enforce or apply the Site’s Terms of Use; and (vi) to prevent fraud or other illegal activity.

Business Transfers.  Your Information may be transferred, sold or otherwise conveyed to a third-party where we: (i) merge with or are acquired by another business entity; (ii) sell all or substantially all of our assets; (iii) are adjudicated bankrupt; or (iv) are liquidated or otherwise reorganize.

Online Postings. If you correspond with us by email, social media, or other digital online platform, we may retain such correspondence and the information contained in it and use it to respond to your inquiry.

In general, we will use your personal information for the purposes for which it is collected, for compatible purposes, as permitted or required by law, as necessary to carry out our contractual obligations, and as otherwise provided in this Policy.  Once collected, personal information is retained for as long as necessary for the purposes for which the personal information was originally collected or where Riedman has an ongoing legitimate business need to do so, or to comply with applicable legal or regulatory requirements.

To the extent we process deidentified information, we will maintain and use the information in deidentified form and will not attempt to reidentify the information unless permitted by applicable law.

Security Of Your Information

No system for safeguarding personal information or other information is 100% secure. However, we take reasonable efforts to safeguard the security of your personal information.  Personal information is stored in a manner consistent with current recognized industry practices, and is protected by administrative, technical, and physical measures to protect the confidentiality, integrity and accessibility of such information and to reduce foreseeable risks of harm arising from such collection, use or retention of personal information.

SMS Opt-In and Out

By providing your mobile phone number, you confirm that you are the subscriber or customary user of that mobile phone number and affirmatively consent to our use of your mobile phone number for calls and texts (including prerecorded and/or by automatic telephone dialing systems) in order to provide you with marketing messages or messages concerning services you have requested. Standard message charges or other charges from your wireless carrier may apply. You may opt-out of receiving text messages from us by using the keyword “STOP.”  You understand that we may send you a text confirming any opt-out by you.

Use Of Chatbots Or Artificial Intelligence

We may use automated chat features, or “chatbots” to communicate with you.  For example, if you request more information through our website, you may receive a text message from an artificial intelligence leasing agent.  This feature is hosted by a third-party service provider (AppFolio).  Any information you provide to us through the chatbot will be processed and stored by the service provider as part of the services it provides to us.  Information collected by a chatbot is used only for the purposes outlined in this Policy, such as to answer a specific user question.  We recommend that users not submit personal information through the chatbot features unless specifically prompted to do so.  We may recommend products or services based on your questions submitted through the chatbot.  If you have a specific question requiring a detailed response, we recommend contacting a member of our team at (585) 232-2600 x118.

Children

Our Site is not directed at children and we do not knowingly collect information from individuals under 18 years of age. If we find out that an individual under the age of 18 has given us personal information, we will take steps to delete that information.  If you believe that an individual under the age of 18 has given us personal information, please contact us at privacy@riedman.com.
